The Gran Vía 32 building was built in the second decade of the twentieth century, the design was based on an original idea by French architect G. Braive. The purpose was to introduce the first large department store in Madrid. During the coming decades the building use changed now and then (but mainly office and commercial use) and subsequently the design as well. Currently the building has a gross floor area of around 36,000 square meters, divided into nine floors, being offices and commercial areas. In 2011 begins a process that culminates in a major renovation work with the objective to recover the initial use of the building, recovering the large central courtyard, the dome and the grand staircase.

JVVA’s involvement consisted in a full fire safety audit for the entire building, evaluating all detailed design documentation and this in conjunction with several site visits. Primary areas that were investigated were means of escape and fire safety systems, but also structural fire safety and fire brigade access were assessed. JVVA elaborated a detailed report with findings, including recommendations and rectification program specifically developed having the client’s very high requirements regarding implementation program and viability in mind. JVVA’s vast experience in due diligence and risk assessment projects was key to be able to deliver a high-quality product in line with the client’s expectations.
